Mirador San José involves the progressive urbanization of 50 hectares carried out over five years by a group of Canadian investors. The development is bordered to the west by Playa San José and by highway Ruta del Spondylus (formerly Ruta del Sol) to the east. Natural areas border the site to the north and south.

Access to Playa San José is now easy to get to with the new road access and the newly resurfaced Ruta Del Spondylus, which runs through many different landscapes and typical fishing villages along the coast of Manabi.

The project will be carried out with respect and harmony for the environment and neighboring natural areas. The native plants of this zone are dry forest species. Existing vegetation will be preserved where possible and added to with other species such as palm trees and fruit trees.

Recovery and recycling of wastewater and domestic garbage will be part of one of the first ecologically minded urbanized sites of Ecuador.

Architecture

Each of the three zones is divided into sectors. Each sector will be given a specific architectural style in order to keep similar styles in the same area. The purchasers can choose the lot in the sector in which will have the architectural style they desire for their building.

Architecture Styles

  • Rustic houses / Bamboo / round wood
  • Reinforced concrete houses, one story, with clay tilted roof
  • Reinforced concrete houses: one or two stories, with terrace on the roof
  • Reinforced concrete house: one or two stories, with clay tiled roof, with identical colours for all sectors
  • Beach house, out of reinforced concrete: one or two stories, white
  • Mediterranean style
  • Mixed two stories- concrete and wood construction, with flat roof and terrace
  • Mixed two stories- concrete and wood, with clay tilted roof

Respecting the Environment

The infrastructure on the site will be carried out in harmony with nature and the ecology of the area. Underground electrical, recovery and recycling of gray water from kitchens and showers will be re-used for the watering of the green areas on the site.

There will be an ecological septic tank system, which will be gathered by districts. A single system will serve up to 35 residences. Each one will transform wastewater into compost, producing an organic fertilizer, which will be used in the green areas on the site.

The drinking water system includes drilled wells and a water cisterns. Buildings will be equipped with a residential filter and water meter, ensuring water quality, potable at any time. Any bacteria, viruses, heavy metals or chemicals will have been eliminated, but the nutritive factors and elements will be preserved.

Construction, Rental and Property Management Services

Construction

To make the construction of your project as easy as possible, a construction firm is available from the region. The local company will take care of all your construction producing a ‘turn-key’ product from your architectural plans.

Property maintenance

If you wish to make your investment more profitable we have rental management. Rent your property worry-free.

Mirador San José will have several green areas and parks. Strategically located on the site to provide the principal services required by each user, the main park is more than two hectares in size, on the eastern side of Mirador San José.

There will be parks, game fields, sports areas, swimming pools, restaurants and various shops for your entertainment and to provide opportunities to spend time with your family and friends.

Club House

A Club House membership will give you access to bar, restaurant, meeting rooms, a swimming pool and more. Only private members will have access to the club to provide a more private place for your leisure and social activities.

Owner's Association

An owner’s association will be set up . A small and mandatory fee of $10.00 per month ($120.00 per annum) will cover the following services:

  • Recycling collection
  • Watering and maintenance of the green areas and parks on the site
  • Maintenance and cleaning of the entire site including the beach
  • Pool maintenance and repair
  • 24 hour security
  • Surveillance and safety of the site
  • Recovery of Grey waters and septic compost
  • Service of draining septic tanks and more

To ease you from all the small worries connected to a second home abroad
Other services, will be proposed to you, at very reasonable cost, such as:

  • Payment of your accounts and renewal fees as well as the monthly accounts
  • Paying your water /electricity/telephone/internet services
  • Watering and maintenance of your landscape
  • Additional surveillance, safety and maintenance of your property
  • Transfers in and out to the airports of Manta- Guayaquil- Quito
  • Your transportation, on the site, or in the local area
